Impressed… or Underdressed? The Importance of Curb Appeal

You’ve heard the term “curb appeal,” but we might as well just call it the all-important first impression. You check that ad in the local newspaper or follow a realtor around, drive up to the house full of hope… and in one instant, your spirit either gets a lift of pleasant surprise or sags with disappointment.
If you’re the one selling the house, think of it like going out on a date. The first time you meet a potential mate, you want him or her to see you with your best foot forward. You wouldn’t show up in sweatpants. Think of your house… does its exterior scream sweatpants?
According to the National Association of Realtors, improved curb appeal is the number one way to increase the likelihood of selling your house, as well as getting the best value for it. Projects cited include replacing doors and siding, as well as adding a nice deck. Even something simple like replacing a dirty aluminum door with a beautifully painted wood one will make a huge difference. An NAR report says these enhancements provide greater return on investment than even a minor kitchen remodel, upwards of 80 percent.
I’d add that landscaping, outdoor lighting and neatness complete the package for first-time home viewers. Your first impression is your best shot at a second date… and a closing date. ;-)
