In a perfect world, home improvement projects are wonderful, enjoyable, and go off without a glitch. Even though I'm confident that is exactly how your project will go, it is wise to be aware of some possible nightmares that may arise.

1. Your contractor takes advantage of you. A classic fear of many homeowners is to get halfway through a project and have the contractor either string-you-out indefinitely or leave you hanging completely. Even better, he takes your money and skips town. The way to avoid this is to only hire contractors with solid reputations, who are licensed, bonded, and have good references. Be sure to obtain a signed contract before any money is distributed.
2. You discover that the project is going to involve much more time and money than anticipated. Before undertaking a renovation project, you find a money source and determine your budget for the project. There is nothing worse than getting a call from your contractor requesting more money. Even though you took the time to obtain a contractual price, the contractor might explain that the project is far more extensive than originally anticipated and that if you want it finished correctly, you'll need to come up with the money.
3. You make an unpleasant discovery. No matter how carefully you budget, plan, choose the right contractor, or find the best materials, you can't completely avoid the unexpected. When your contractor opens up that wall and discovers mold, mildew, water damage, asbestos, or lead paint, you have an added expense that can't be avoided or passed on to the contractor. The best way to prepare for this is to budget an additional 10%-15% for unexpected expenses. If nothing else, you'll just have a little left over when all is said and done for something special.

As long as you are prepared, there are no problems that can arise that some solution can't be found for. Maintaining the right mindset is important; and just remember to keep your eyes on the end result and how much better your life will be once you reach that point.
