First and foremost, it’s important to note that the total cost of any project always depends on the type of materials used and the particular contractor that is hired to do the work. With that said, there are price guidelines when it comes to adding a dormer to your home.
The average cost of a dormer the size of a single-wide or double-wide window runs between $2,500 and $5,000 dollars. A larger dormer (think Cape Cod) can be anywhere from $5,000-$20,000. Keep in mind, however, that these prices are usually just for the exterior work. Interior work, such as drywalling, painting, adding appropriate flooring, etc., is additional and dependent on the job.
If you aren’t sure what size dormer you will add, then as a rule of thumb, know that most dormer additions cost between $80 and $140 per square foot.
Gable dormers, one of the most popular dormers available, costs between $3,000 and $11,500, depending primarily on the height of the gable. A four-foot dormer would be on the low end, while a 30-foot dormer would be on the high end.
Shed dormers also vary in price, according to the size. A 12-foot shed dormer costs around $5,500, a 20-footer $8,600, and a 30-foot shed dormer costs $11,500.
