All remodeling projects start off with a wish list of home improvements. Transforming that wish list into actual drawings that can be submitted to the local building department can take significant iterations with you and your designer. It is very important to get this first part of the project right. Once the construction phase starts, change orders have a tendency to make a project go over budget.

Once the design is completed, estimates can be determined for the cost of construction. During the permit process, final decisions can be made on finish materials, and the estimates for construction can be firmed up. Once the fees are paid and the permits are issued, construction for the project can begin. Excavation and the foundation get completed, and then the framing of the house is started. Before you know it, the main structure/addition is completed and many of the sub-components have been started. In no time, the sheetrock is installed and the project is 50 to 60% complete.

Many inspections by the local building department have occurred during this time. With the sheetrock completed, all the finish work starts. This includes cabinet installation, plumbing fixtures, electrical fixtures, mirrors, doors, closet trim work, wood trim, flooring, tile, granite/marble, painting, and appliance installation.
