I think that the really important things to consider are the fundamentals of any scheme, whether it be fractional ownership, timeshare, or whole ownership. In any of these different approaches to 2nd home ownership it is possible to lose money.

There are some fractional ownership schemes which are based around deeded shares in "normal" residential properties rather than resorts overburdened with services and charges.

The approach should be, find out as much as you can about any scheme that you are interested in. Don't listen to the hype from the sales rep, and don't go ahead with a purchase unless you are completely happy with what you are being offered.

Thank you for your valuable input. If you would like to explain in greater detail how the reciprocal agreement works, I'm sure our readers are interested to learn more about the differences between fractional ownership and timeshares.

Hi Meredith,
Fractionals definitely fill a niche, especially in resort markets where prices continue to appreciate.
For buyers who only plan on using their place a few weeks a year and don't want the hassle of maintaining it the other 45-50 weeks a year, fractional ownership is a great option. Most fractionals also have some sort of reciprocal agreement with other properties around the world, which whole ownership generally does not have.
